Nevada has one of the highest rates of HOA-governed communities in the nation. Las Vegas-area master-planned communities — Summerlin, Henderson's Green Valley, and North Las Vegas developments — are almost universally governed by HOAs. The Nevada HOA Act (NRS Ch. 116) is among the most detailed HOA statutes in the country, administered by the Nevada Real Estate Division.
