Florida has one of the highest concentrations of HOA-governed communities in the nation. Master-planned neighborhoods, gated communities, and retirement communities are widespread from South Florida through the Gulf Coast and Central Florida. The Florida HOA Act and Condominium Act together govern the vast majority of Florida's common interest housing.
